The current asking price is based on what residential lots have sold for in the immediate area. To come up with this estimate of value per acre, the Zillow.com website was used which is available to everyone. I used the tabs at the top to exclude all properties except residential lots that have been sold, after first selecting the Truckee area by entering its zip code 96161. Agents usually do this in the form of supplying comps. Please note that the comps used for this analysis are normal small residential lots. However, this lot could be subdivided into those size lots and sold as lots. The current owner will do just this if it can't be sold as a single estate size lot. One should readily be able to find these property's because they are listed below by sale price and acre size. The same analysis is done for the most relevant subdivisions in the area; Martis Camp, Schaffer Mill and Truckee.

If a large mansion were built on this site, it might be a great tax dodge and serve as a fabulous retreat/vacation site for a corporation. ​Large businesses do buy condos etc. for their top talent to use as tax free perks. Retaining top management is important. Tahoe is the most popular vacation destination for upper management. The Truckee airport gets parked up with private jets every weekend. This property could be developed with this end in mind. The Resources section will list top local builders and architects that can get this done. Having a facility large enough to house families and conduct business meetings would be a fabulous investment. A lot of business is done on ski lifts and golf courses.
One should be aware that large tracks of land are not normally available for single residential estates and that the town of Truckee has even banded development of any new golf courses. New development of land in Truckee is subject to it's building code. This property is unique because it pre-existed the town of Truckee. Being zoned as Residential 2.0, it need not be subdivided or it could be subdivided. As the owner who has beautified this property, I would prefer to sell it to a buyer who would not sub-divide it and cut down most of its majestic trees to make room for houses.
